Habitat for Humanity offers hardworking individuals and families the opportunity to build and purchase their own homes. Each home is sold at no profit and financed with an affordable mortgage.

Monthly payments are tailored to each household’s income and are designed to remain affordable. In fact, payments will never exceed 30% of the homeowner’s gross monthly income at the time of purchase. These payments include the cost of construction, as well as taxes, insurance, and any applicable fees.

As homeowners make their monthly payments, those funds are reinvested into a revolving fund that helps build more homes for families right here in Jackson County.

What is the first step toward becoming a Habitat partner family?

If you are interested in the Habitat for Humanity program and have reviewed the requirements to see if you qualify, the next step is to join us for an orientation.

 

We host an orientation just prior to the opening of each 30-day application window.

 

Rogue Valley Habitat typically opens a 30-day application window twice a year (will vary based on land inventory and budgets).

How are the applicants selected?

Applicants begin by submitting a partnership application during the open application period. Once received, Habitat staff and volunteers review each application, including a credit check and evaluation of income. We also calculate your debt-to-income ratio, which must be below 13%.

If you meet the initial requirements, you’ll move to the next step in the process: a home visit. Members of our Family Services Committee will meet with you and your family to better understand your current housing situation. During this stage, we may also request additional documentation to verify eligibility.

Qualified applicants will then be invited to an interview. This is an opportunity to review your application in detail and walk through program expectations together.

After all interviews are completed, final selections are made based on the full application, documentation, and overall fit for the program.

Please note that we typically receive more qualified applicants than available homes. While meeting the requirements is an important step, it does not guarantee selection into the program.

Will background checks be conducted?

Yes. Habitat conducts background checks on all household members age 16 and older.

A criminal history does not automatically disqualify an applicant. Each situation is reviewed on a case-by-case basis, and any findings are considered individually as part of the overall application.

Who can be a part of my household? How is my household size determined?

Only individuals currently living in the household are counted when determining household size and the number of bedrooms an applicant may qualify for.

Children are included in household size if the applicant has at least 50% custody. If an applicant is pregnant during the application process, the unborn child will also be counted.

We understand that every situation is unique and may make exceptions when appropriate. Please be sure to clearly explain your household circumstances in your application so we can review them accurately.

If accepted as a Partner Family, how long will it take before I purchase my Habitat house?

Families remain in the program until their home is completed, which typically takes 12 to 24 months.

In most cases, construction begins within six months of being approved. However, timelines can vary based on factors such as funding, construction schedules, and building requirements.

Because of these variables, it can be difficult to predict the exact timeline from program approval to home purchase.

What kinds of houses does Habitat build or remodel?

We build simple, decent homes designed to meet the needs of each family. Most homes range from two to five bedrooms and approximately 900 to 1,500 square feet, depending on household size.

New homes typically include a stove, refrigerator, and dishwasher, along with one to two bathrooms.

Homes may be single-family or attached, including condominiums, duplexes, or multiplexes. For remodel projects, square footage and features may vary.

Do applicants get to choose the location or design of the home?

No. Habitat does not build custom homes.

Home size is determined based on household size and composition. In most cases, children of the same gender who are close in age are expected to share a bedroom.

Home locations depend on where Habitat is currently building or renovating. Available locations are typically discussed during the application process.

How much will the Habitat house cost?

Habitat homes are sold at market value, which is determined once construction is complete. Regardless of the final price, we are committed to keeping housing affordable for our partner families.

Monthly housing payments are set at no more than 30% of the household’s gross monthly income at the time of purchase. This includes the mortgage, homeowners insurance, property taxes, and any applicable HOA dues.

We accept applications during two

30-day windows each year.
