What is the selection criteria?
To be eligible to apply for a Habitat home, the family must be a resident of Jackson County for one year, income must be between 30% to 60% of the Federal Median income for Jackson County, and must be currently living in substandard housing. Family applicants are selected based on their housing need, the ability to pay the mortgage, and their willingness to partner with us and complete the sweat equity requirements. Our family selection committee reviews the applications and recommends families to the Board of Directors on the basis of this criteria. Habitat for Humanity is an Equal Housing Lender.
How does the program work?
Each partner family is required to invest 500 hours of "sweat equity." These hours can be done on the construction site, in the ReStore, in the office, at a special event, or at any other volunteer opportunity Habitat provides. Each partner family also must attend 7 homeowner education classes. Designed to give the partner families a better understanding of homeownership. Our partner families also might be asked to speak on behalf of Habitat at local churches, schools, community events or to the media.
The construction process
Habitat builds homes with the help of the selected homeowner family, community volunteers, and tax-deductible donations of building materials, land, and money. Over 1,000 hours of work goes into each Habitat home. Houses are sold with no-interest, 30 year mortgages. Monthly payments including taxes and insurance range from $400-$600. Mortgage payments are used by Habitat to help support future home construction projects. Homes are simple, decent and affordable. The average size of a Habitat home is 900 square feet for a 2 bedroom, 1050 square feet for a 3 bedroom and 1200 square feet for a 4 bedroom.
